What a metal roof costs in Arkansas

There is no published price schedule for roofing in Arkansas or anywhere else. Any figure you see online, including on contractor sites and cost calculators, is market observation rather than a verified rate, and it is being quoted without anyone having seen your roof. The five things that decide it

1. The system

This is the biggest single step. Standing seam, with concealed fasteners and hand-worked flashing, sits well above exposed-fastener panel. Stone-coated steel sits in its own band. These are different products doing different jobs, so comparing a standing seam quote with an exposed-fastener quote is not comparing prices, it is comparing roofs.

2. Gauge and finish

Heavier metal costs more and dents less. Premium paint systems cost more and hold colour longer. A quote that does not name the gauge, the panel width and the finish is not a quote you can compare with anything.

3. The deck

Nobody knows what is under the old roof until it comes off, and on an older Arkansas house some sheet replacement is common. This is where a cheap quote becomes an expensive job, and the fix is contractual: get a per-sheet price in writing before the tear-off.

4. Complexity

Valleys, dormers, chimneys, skylights, pipe penetrations and roof-to-wall transitions are all hand-worked flashing. Two houses of the same square footage can be very different jobs, and complexity is where the labour hours actually go.

5. Access and tear-off

Steep pitch, tight sites, tree cover, long carries and how many layers are coming off. On rural properties the access question is real and worth asking about before the price is final.

  • What panel system, and is it snap-lock or mechanically seamed?
  • What manufacturer, gauge, panel width and finish?
  • What underlayment, and where does ice and water membrane go?
  • What does the quote assume about decking, and what is the per-sheet price if more is needed?
  • Are the valleys open or closed, and how are wall and chimney transitions detailed?
  • What is included for trim, ridge, closures and any new pipe boots?
  • What happens to the gutters?
  • What is the workmanship warranty in years, and what does the manufacturer warranty cover separately?

A contractor who answers all eight without irritation is showing you something about how the job will go.

Where insurance changes the arithmetic

The long-run comparison, honestly

Metal costs more today. Asphalt needs doing again sooner. Common questions

Why will you not just give me a price per square foot?
Because there is no published price schedule for roofing and any single number would be a guess dressed up as data. What we can do honestly is tell you what moves the price and give you the questions that make two quotes comparable, which is more useful than a number you cannot rely on.
Why is one quote so much cheaper than another?
Usually the panel system, the gauge, or what is assumed about the decking. A snap-lock panel in a light gauge with no allowance for deck replacement will always beat a heavier mechanically seamed system that budgets for sheets. The quotes are not describing the same roof.
Is metal cheaper over the long run than asphalt?
That is the argument, and it depends entirely on how long you own the house. Metal costs more today and lasts far longer, so the crossover is real but slow. For an owner planning to sell in a few years it usually does not arrive.
Does a steeper roof cost more?
Yes. Steeper is slower and needs more fall protection, and it usually means more staging. Roof shape matters as much as roof size on a metal job.
